Ground-level decks
A deck supported by footings requires a County permit even when it is close to grade. A patio and a framed deck are different structures, and setbacks, lot coverage, drainage and easements still matter.
Build or renew a Silver Spring deck with a scope shaped by the home, slope, access and long-term maintenance goals.
Silver Spring covers a broad mix of compact neighborhoods, townhome communities and detached houses with deep, shaded or sloping yards. The right deck plan responds to the specific door height, grade, access and relationship to the lower yard.
DC Decks provides new deck construction, complete replacement, repair and resurfacing. We define the structural work and finish materials together so homeowners can compare a full solution rather than disconnected line items.
Define the footprint, framing, stairs, railings and surface materials for a complete deck.
Explore deck building →Evaluate damaged boards, rails, stairs and other localized concerns before they spread.
Explore deck repair →Compare a new walking surface with repair or replacement when framing may remain usable.
Explore resurfacing →Heavy shade can influence drying and maintenance, while walkout conditions affect stairs, posts and bracing. Narrow side access may change how demolition debris and new materials move through the property.
If the project begins as a resurfacing request, the retained framing still needs to be suitable. Surface replacement is not a substitute for addressing weak connections, damaged members or guard and stair concerns.

Pressure-treated wood can reduce initial material cost and offers a familiar appearance, but it needs routine cleaning and periodic protection. Composite decking generally costs more upfront while reducing the need for staining and sealing.
The complete choice includes the walking surface, fasteners, trim, railings, color and exposure—not just a sample board. We compare installed options and maintenance expectations before the proposal is finalized.
Share the ZIP code, project type, existing conditions and what you want the deck to do.
We look at access, layout, visible conditions and material priorities before defining the work.
The proposal reflects the planned scope. Required applications and approvals are addressed before construction.
Our team completes the approved work and reviews the finished project with the homeowner.
Montgomery County states that decks supported by footings require a building permit regardless of height. The county accepts electronic submissions and publishes residential deck details for qualifying designs.
Some Silver Spring-address properties may have utility, environmental, historic or private community conditions that require additional coordination beyond the core building permit.
Review the Montgomery County residential deck permit process.
Permit information is general and may change. The reviewing county, city or other authority controls the current requirements for each property.

Montgomery County DPS handles unincorporated properties. Rockville and Gaithersburg operate separate building-permit systems, and other municipalities or special property conditions can add review.
These are DC Decks planning allowances for a complete new deck in the Washington metropolitan market—not a proposal, contract price or government fee. They assume conventional residential construction, straightforward access and standard geometry. Demolition, design or engineering, permit fees, major grading or rock, utilities, cranes, roof replacement, unusual structural reinforcement, premium rails, lighting, kitchens, hot tubs and other upgrades can be additional.

| Project type | Early planning allowance | What changes the budget |
|---|---|---|
| Ground-level wood deck | $55–$90 / sq. ft. | Footings, site access, steps, edging, drainage and wood species |
| Ground-level composite or PVC | $75–$125 / sq. ft. | Product line, fastening, trim, heat exposure and border details |
| Elevated or walkout wood deck | $75–$125 / sq. ft. | Height, stairs, guards, bracing, post and footing design |
| Elevated composite or PVC deck | $95–$160 / sq. ft. | Structure, railing system, fascia, stairs and difficult access |
| Rooftop deck | Feasibility study + engineered budget | Roof capacity, reinforcement, waterproofing, access, zoning and crane logistics |
| Repair or resurfacing | Site-measured after framing review | What can safely remain, rail and stair work, rot and hidden connections |
Permit fees are separate. Montgomery County increased permitting fees effective July 1, 2026. Use the current DPS fee estimator or regulation at filing; an older flat deck-fee PDF may not reflect today's charge. Government fees are separate from construction allowances. Check the current official fee source.

Elevated plans should show the full load path, lateral support, ledger or freestanding design, footing depths and sizes, guards and stairs. Framing close to grade may need inspection before decking conceals it.
A roof deck can affect building-height measurement and is outside the standard deck-details path. Structural capacity, roof and waterproofing, access and egress, guards, zoning, fire and mechanical conflicts need coordinated review.
Montgomery County adopted local regulations based on the 2021 International Residential Code in January 2025, with Maryland modifications and county amendments. Confirm the current code set for the filing date.
The County's standard residential deck details are limited to qualifying single-span, single-level decks without a roof, screen enclosure, hot tub or other added load.

Silver Spring, Takoma Park-area neighborhoods, Wheaton, White Oak, Kemp Mill and nearby communities. Service availability depends on the property’s location within the DC Decks 50-mile service area.
Montgomery County Department of Permitting Services is the usual starting point. Property-specific or municipal conditions should also be checked.
Many elevated and walkout layouts are possible. Grade, door height, stairs, structural requirements and yard use should be planned together.
Material choice depends on the full system, product requirements, appearance, exposure and maintenance goals. We compare those factors rather than making a blanket recommendation.
Localized repairs may be appropriate when the surrounding structure is suitable. An on-site review is needed to define the responsible scope.
For early 2026 planning, DC Decks uses broad Washington-area construction allowances of $55–$90 per square foot for a straightforward ground-level wood deck, $75–$125 for ground-level composite or PVC, $75–$125 for elevated wood, and $95–$160 for elevated composite or PVC. Access, demolition, structure, stairs, rails, engineering, site work and selections can move the price outside those ranges. Government fees are separate.
